This transit-oriented development in Washington D.C. combines office, retail and residential uses on a 10-acre site next to the Capitol Heights Metro Station, adjacent to East Capitol Street.

Proposed construction includes:

Phase 1 has a Shoppers Food Warehouse 61,000 sf, two small retail building 5,000 sf each, two five story wood framed residential buildings 90,000 sf each 78 units each and 194,000 sf of underground parking serving the first phase. The residential buildings have some retail on the first floors for a budgeted phase 1 total of $38 million.

Phase 2 has a high rise concrete residential 8 story residential building 146,000 sf and 150 units and a high rise 8 story concrete office building 118,000, a 5,000 sf bank and a 5,000 sf retail building and 200,000 sf of underground parking serving the second phase. This phase total $43 million
