Avera Station

Fairfax County, VA

The Avera Station project includes the construction of three connected, four story wood frame apartment buildings, containing 250 total units, all situated over a 2-story below grade, 188,000 SF cast-in-place concrete parking structure (400 spaces). The parking garage is capped with an 18" thick concrete podium slab which supports the wood frame residence buildings, four on structure courtyards and 2 port-cocheres sheltering the main building entrances.

The apartment project contains 250 residences with a gross area of 315,000 SF. The project unit mix includes:
110 - 1 bedroom/1 bath units (42%) ranging in size from 629 SF to 906 SF.
140 - 2 bedroom/2 bath units (68%) ranging in size from 918 to 1433 SF.
The majority of the units have either decks or enclosed sunrooms. A flat screen TV is included in each residence living room.

The 4 acre site development included 700 LF of on line sheeting and shoring, to support the 12' to 30' deep garage excavation. New storm, sanitary, water, electrical power and communication utilities were installed as part of the prime contract. Two tower cranes were utilized to construct the parking garage and wood frame structures.

Final hardscape will include an extensive landscape package with irrigation, brick pavered side walks, and courtyards with stone pavered patio lounge areas surrounded by granite curbed planters and accented with water fountains.

Project amenities will include a 10k SF clubhouse with great room, bar, billiards area, media/theater room, library and exercise room. The octagon roofed great room, exits onto an elevated exterior terrace overlooking the swimming pool. The project includes five elevators and two trash chutes.

The prime contract included a 24 month schedule completed in July, 2008.
